Report on Defects
A report of building survey quality and depth, but only on a specific element of the property, or defect, such as local structural cracking or dampness. It is a very flexible report format that can be adapted to other situations, such as to give an expert opinion on a Party Wall situation. Often, due to defects identified in a Valuation or Homebuyers report the sale is frustratingly stalled and often hangs in the balance. In these situations building society or bank valuers assessing a house for mortgage purposes will require specialist’s reports by a chartered Building Surveyor or Chartered Engineer. A brief, properly executed, Building Inspection can often identify the nature of the defect to satisfy the lender and quickly revive the sale.
Should you or your surveyor identify a problem with your property it is important that it is inspected as soon as possible in order to establish the nature of the defect and to ensure that it will not deteriorate and lead to other problems.
